Good Sunday Afternoon Everyone,

So what do you think my headline means?  To put it simply, you waited too long and that house you had your eye on for the past six months waiting for the price to drop is now sold!  While the Buyer traffic is still not as brisk as it would be in better economic times, attractive properties at competitive prices are selling.  Often with more than one offer.  

It has been such a sluggish market for so long that we get complacent.  We think that that perfect home that has been on the market this long is still going to be there next weekend or next month.  That is not the case anymore.  The Buyers are back! 

If the property you have been watching happens to be a nice little cabin in the pine trees, it is probably already sold.  They are the property most sought after in our High Country Market and they are inevitably the first properties sold at the beginning of our Summer Season.  They are usually inexpensive and they make the perfect getaway from the Desert Heat.   

If it is a nice home you hoped to move in to this summer while School is out of session, you need to get serious about getting that offer on the table because summer is moving quickly and it too may be gone before you get there.  Many of the nicer attractively priced properties in our market are selling now, and while it may not be a Real Estate Boom, we are starting to see those multiple offers again.

So if you think you are ready to make a buying decision, the time to get moving is upon you.  Buyers are coming in to the office with printouts of the homes they want to see only to find that it is sold.  Remember for every nice property at a good price, there are over 600 agents in our market and each one of those agents may have a buyer who wants "your" house and they might just be a little faster in making that all important decision.  

So get up, get moving, and get your offer on the table.  What is there today, may be gone tomorrow.
