Buyers, with lending standards tightening more and more each day, it is vital that you get pre-approval letter from your lender of choice, before you go searching for your new home.
I have had two sales recently that the sellers refused to respond to the offers because the buyers had not been to a lender prior to making an offer to purchase the home. Sellers are very concerned about the buyer's abilitiy to buy and because of the slow marketplace are reluctant to accept an offer unless they are sure the buyer can financially afford the home.
Do your leg work first, go see your friendly neighborhood lender and get a pre-approval before you start looking for a home. Otherwise you are likely to find the seller refusing to even consider your offer or rejecting your offer outright. It is a sign of the times and with loans harder to come by these days, this is more important than ever!
