Good Morning Everyone,

Hope this greeting finds you all enjoying the wonderful fall weather in Arizona.  The season is late this year as the temps have been far above normal for this time of year.  Some of the trees haven't even lost their leaves yet this year and they are usually gone by Columbus Day.  We won't complain because it won't be long before there is White Stuff falling from the sky.

Fall activity in the Buyer arena has been very brisk.  Buyers are looking for those late summer sellers who would really like to get rid of their homes before the snow flies.  Most sales right now are conventional seller's homes, not foreclosures.  That is a result of a brisk early season when many of those REO's were sold off and not too many more hit the market during the summer.  We can only hope that does not mean that the Banks are going to hit us again this fall with a whole bunch more of them. 

If you are a Buyer looking for a getaway in the White Mountains this is a good time to buy.  The inventory is down a bit but there are still many nice homes at good prices in the marketplace.  It won't be long though before they disappear from the market until next Spring.  Many sellers will keep the homes open until the first snow fall, but then they will shut them down and take them off the market for the winter months.

There are many reasons for that, but the primary reasons are that they don't want to have to heat those properties through the winter.  Another is that they don't want to have to worry about keeping them accessible and they don't want people tracking through their properties with muddy or snowy boots.  I can't blame them for that, winter is a messy time to show homes.

However, if you are a buyer, this is truly a good time to shop.  The weather is still nice, the brisk fall air is invigorating, and there are some motivated sellers out there who would love to sell before winter.
