Good Saturday Morning Everyone,

Well it is a mighty fine morning in the White Mountains, the sun is shining, most of the snow from last weekend is gone, and it feels like Spring. Wish it would last but we are hearing another cold blast is coming through over the next couple of days.

My topic today is about Buying in today's market! There has been a definite shift this Spring and it involves supply & demand! This Spring there is more demand than supply in terms of Homes for Sale.  I read an article yesterday about the Phoenix market, and since our White Mountain Market closely shadows the one down in the desert, the same thing echoes true here.  There are simply more Buyers than there are Homes for Sale. 

Believe it or not we may be seeing the start of another boom, not to the extent of the last one for sure, but right now there are more people looking for homes than there are homes available.

I had two buyers lined up to come to the mountain this weekend looking for property.  Both had their eye on a home they had seen online and guess what, both of those homes are showing Contract Pending as of yesterday. I have another buyer who spotted a home last weekend that was on the "A" list, it too is showing an Active Contingent status as of this morning.

If I were to offer prospective buyers on piece of advice right now it would be, if you see it, move on it.  If you don't, it probably won't be there the next time you look.  When the stats I read yesterday say that a year ago in the Phoenix market there were 55,000 homes for sale and today there are 16,000, that says something.  A year ago in the White Mountains if I did a search for a typical 3/2 home, I would have found about 175 of them in Show Low, Lakeside, & Pinetop.  Today there are perhaps 20 and the ones that are really desirable are lasting less than a week on the market. 

Sellers, if I had one piece of advice for you it would be to get your property priced very competitively and ready to show and it will probably sell. The days of making your retirement on the sale of your home may be gone, but the opportunity to be a Seller not an Owner are just beginning.
