Good Afternoon Everyone,

As the title of this post says, property is really starting to move.  The pending sales number have increased a lot in the past few weeks and there are many more closings each week than there have been in a long time.

What this means to you is that it creates a sense of urgency.  If you've had your eye on a particular property for a while waiting to see if the price would drop some more, you hadn't better wait much longer.  Get in the game and make an offer.  Property is moving again.

I had a call this afternoon from a client who had spotted a house they wanted to see.  It has been on the market 4 days and it is already under contract.  Those value properties are not lingering on the market any longer because there aren't that many of them left.

If you are a mid-range buyers the choices are much greater but they are starting to move too.  The numbers don't lie and more and more buyers are returning to the market now that the winter doldrums have passed.  By the end of May I expect to see a huge surge of buyers hitting the market.  There are some great values out there and they won't last long.

I talked to an agent from Sun City Grand today and their sales have surged to the point that they are seeing numbers comparable to the early boom years.  Another boom of sorts is on the way.  This time it is driven by price conscious buyers who have been waiting for the bell at the bottom.  Well, it already rang folks, we are there!

Even conventional sellers are more motivated.  Their properties have been on the market long enough and they want them sold.  Don't let a little thing like a list price scare you, if you like it you just may be able to buy it.  You just have to submit your offers.
