Good Morning Everyone,

Today's post is directed at sellers who are still hoping to capture one of the summer buyers.  If you want to sell this year it is time to really sit down and look at your numbers and determine where you can go with the price of your home if you hope to capture the interest of a buyer.  If you want or need to sell, it is time to get your price in line with others and forget days past when you could hold out for someone to make an offer.  It isn't going to happen, there are simply too many homes on the market and if you are priced above others in your area, your home will be overlooked and ignored by today's buyers. 

Buyers are doing their shopping on the internet and they already know what homes they want to see when they meet with their Buyer's Agent for the first time.  They have already checked the area, the other homes that are For Sale, the Sold Prices, and they know what they are willing to pay for a property before they ever look at it.  There are many websites out there where potential Buyers can find the information about other sales in your area and they do look at them before they decide what homes they want to see.  

Most of the Buyers I have seen this summer show up with a pile of listings they have pulled off various sites and they want to verify the  comps before they look at them.  If they are overpriced, they are immediately discarded.  Keep in mind that there are a lot of Bank Owned Properties out there that are being offered as Short Sales.  Those sales, when they close, are going to affect the appraisal value of your home for a long time to come.  Your need to sell and the price of your home will determine whether you will sell or whether you will just be one of hundreds of others that have been on the market all year with little or no activity.

If you need to sell, than you need to be priced to sell.  If you don't need to sell and are just holding out hoping for an offer your chances of getting activity are pretty slim.  Once a home has been on the market for a while with no activity, it becomes stale.  Buyers who see your home over and over again in their searches with the price remaining the same will probably disregard it and move on to the next one.  They may have an interest in your property and have it on their "watch list", but if the price remains unchanged and it isn't in line with others in the area, that is where it will stay, on the "watch list".  The bottom line is, price it right and in line with the comps. and you will get activity.  When an offer does come in it will probably be pretty close to your asking price.  Price it too high and you won't even see a potential buyer.  

I know this isn't what you want to hear but it is the truth in today's market.  Right now in Show Low, Linden, Lakeside, Pinetop, and Wagon Wheel alone there are 1255 residential listings (this doesn't include land or acreage) and there are only 165 properties pending sale.  That means there are a lot of listings out there for every buyer to choose from.  Unless you are priced right, your chances of selling are not very good.  

So price it right, get that property cleaned up, staged, and ready to go and perhaps before the end of the season you will get it sold.  Just keep in mind that your agent can only do so much for you, you must be an active participant in the sale of your home.  When there are only 165 buyers for over 1200 properties, yours must be one of the best to be one of the lucky!
