I thought I might start today's post by Thanking Everyone who has been reading my blog.  I try to present information that will be useful and perhaps educational so I don't post every day.  I like to wait until I have something to say that may help in some small way.

Today's post is about loyalty.  Perhaps there are a few of you out there who really don't understand how Real Estate really works.  Real Estate Agents are Independent Contractors.  By that I mean that they are self-employed and that they have their own businesses inside the Company they work for.  They must have an employing broker who they answer to, but only from the stand point of working within the guidelines set by that company.  Every agent works independently from the other agents within the same organization and each runs their own business in their own way. 

The point here is to advise you to find an agent you like and who you feel comfortable with, and then work exclusively with that agent.  In today's technological world any agent can help you with any property regardless of which company has the listing or who it is listed with.  To get the best service you need to focus on using one REALTOR®.  If you have a question about a property call the agent you have committed to to ask about it.  In the end if you show your agent that you are loyal and that you are going to work exclusively with them, they will go out of their way to provide you with the very best representation. 

If on the other hand you call every agent on every sign you see, you ultimately have no one working for you.  That sign in that yard means that agent already has a relationship with that seller.  They will do their best to be fair to both parties in the transaction but if they are representing both parties they really can't adequately represent either party. 

When you are looking for a property, find one agent whom you like and trust and work exclusively with that agent.  In the end you will be better represented, you will have an agent who will do their very best to help you through all the complex details involved in a Real Estate transaction.  Loyalty is the key because if you are loyal to your agent, your agent will be loyal to you.  Not for a single transaction, but for a lifetime.
