Good Evening Everyone,

Well things are really starting to pick up in the White Mountains. More and more activity on websites, people looking at listings online, more phone calls and inquiries, and that is encouraging.

I have been one busy kid the past couple of weeks.  Escrows open, Buyers looking, and listings getting activity. 

After showing property this afternoon I was driving toward home and what do I see but a cute little cabin with a For Sale by Owner sign out front.  I almost stopped and knocked on the door to ask the people why they would do that.  

You see, I work with a lot of Buyers and as a rule they won't even look at a FSBO because they figure the sellers are either trying to sell for too much money or are hiding something.  If they aren't using a Real Estate Professional to sell the home, there must be a reason.  In my experience, the reason is simply that they think they can save the cost of a commission by doing it that way.

FSBO's don't get the exposure that Listed Properties do, they don't have the resources to get the property on the web the way they need to, and they sit for months and months with no activity.  Ultimately they end up listing with an agent out of desperation.

If you are trying to sell your home, call a REALTOR®.  We have the resources and the ability to expose your home to the greatest number of Buyers and the ability to negotiate the best terms for everyone concerned.

As for this Seller, the irony is I know this home.  I have seen it before, I know I could sell it, and I have buyers looking for just such a property.  Without an Agent they are likely to sit for a long time and miss out on potential buyers because they believe they may save a few bucks on the commission.
