Good Afternoon Everyone!

Well, the election if over, finally.  While it might not have turned out the way many had hoped, we can only move forward from here.

Today's post is targeted to First Time Home Buyers who have been holding off because of all the negative press out there.  Folks who have been afraid to move ahead with the purchase of Real Estate because of all the upheaval on Wallstreet and in Washington.  I must say all the negative press is upsetting but don't take it all too seriously.  The media wants to sell newspapers or get you to watch their news broadcasts, and negativism sells.  Take it with a grain of salt and if you can, make a move before you miss a fantastic opportunity.   

Right now is an excellent opportunity to get in to a home at unheard of pricing.  There are many homes on the market and sellers are anxious to sell them.  Prices are at or below 2000 levels in many areas of the country and the High Country of Arizona is no exception.  There are really some fantastic buys out there right now and it is a chance for you to get in to a home at a price that is truly affordable.  It may not be the home of your dreams and it may need some work, but it is a start and a place to begin because the fact is that Real Estate is one of the only investments that will always, and I repeat always, go up. 

Yes, right now many homes are selling at or below what was paid for them but keep in mind that many were purchased when the market was at it's height and the prices were extremely inflated.  The profits made on the sale of Real Estate during that time were unheard of.  Now it is time to get back to reality and understand that in a normal market, homes will appreciate at about 3 to 5% a year.  Not 100% in a year.  Those that got out of their homes during those times saw huge profits.  Real Estate has traditionally been a good investment and will always appreciate over time and is an excellent way to build wealth.  Those times of huge profits however are gone, and they are unlikely to come again any time soon.  Perhaps not again ever!  It is time to get back to the basics and look at Real Estate as an investment for the future, not an opportunity to make fast money.  Look at it as it was intended to be, a place to live, and grow, and develop a life for your future and the future of your children.   

So, if you have been sitting on the fence trying to decide whether to move or not, I have to say, don't wait too long.  The time is now and the window of opportunity is relatively small to get in to a home at a fantastic price and have almost instant equity in that home.  It may take a little while for things to get back to normal, probably a year or two before things level out.   But, if you find a home that is workable for at least five years, you will be just fine.  Real Estate goes up and it goes down, usually in about a 20 year cycle.  Right now we are at the bottom of the latest cycle.  The market will recover and you will reap the rewards of your investment if you are just a little patient.  

It really is a great time to buy a home.  The choices are almost unlimited, there is financing out there that is still very appealing. Lenders want to lend money, they are just more careful about it now than in recent years.  Bad decisions were made by both Lenders and Borrowers and we are seeing the fallout now from those bad decisions.  However, don't let that stop you from looking for a home.  Lenders are more cautious these days and they won't let you take on more than you can handle.  Check into it, you might be surprised at how  happy they will be to help you get in while the gettin' is good.   If you need help finding the right lender, give us a call or check out the link to "Our Favorite Lenders" on this site.  Get going now and you could be moving in to your new home by Christmas.  Wouldn't it be fun to celebrate this Holiday Season in your very own home?
