If you are new to the Real Estate Market or haven't purchased a home in while you need to be aware of the time frames in your contract.  In Arizona the Contract defaults to ten days to complete inspections unless changed in writing.  Ten days goes very quickly so make sure you have things lined up and that the house is ready for inspections before you schedule them.  With FHA Appraisers/Inspectors very busy these days you want to be sure you have enough time for them to get their inspections done during your inspection period.  If there are repairs needed for the home to pass for the loan you will need to include those repairs on your repair order to the seller.  In Arizona we only get one opportunity to ask the seller for repairs and if your FHA Inspection comes in after the fact, the seller is not required to consider those repairs.

Be aware of the time frames in your contract, and be sure you have an agent who is paying attention to those details.  It makes things go much smoother all the way through.
