Good Afternoon Everyone,

It is hard to believe another week has passed and it is starting to feel like Spring in the White Mountains of Arizona. The temperature is in the mid-60's today. That is early for it to be so warm but overall this has been a very mild winter all over the country.

I thought today to make some suggestions for people who are trying to Sell their homes. There are many areas of discussion that I could address on this subject but today's ideas are ways to help your Buyers when they move in to their new home.

Below are a few suggestions of things to leave behind when you move.

Owner’s Manuals and Warranties for Appliances left behind after your move.

Any Other Warranty or Guarantee information for work that may have recently been done on your home such as a New Roof, Upgraded Plumbing or Electrical, anything that might have an issue after Close of Escrow.

Any Extra Keys for the Home, Garage, or Workshops.

A List of Local Service Providers who you have had good experiences with.

Any Codes for Alarm Systems or Garage Door Openers.

As your listing Agent I always supply your buyers with Utility Information but you might

Include that information in a notebook for future reference.

Homeowner’s Association Contact Information would be useful to your Buyers as well.

If there are quirky things about your home on the way things work or switches that control certain outlets, leave a little note for your Buyers. It is always a challenge when you move in to a home figuring out how things work.

Buyers are so excited when they move in to their new home that anything that makes that transition easy is appreciated. I know from my own experiences that when I moved in to my home there were all sorts of odd little things we discovered that we had no information about. I would have been so grateful for any kind of an owner’s manual that would have helped me figure out what different aspects of the home were for. To this day there are a couple of items I still haven’t figured out and I’have lived in my home for over ten years.

I hope the information I have provided you today is helpful. Please keep me in mind if you are thinking about Selling Your Home. The inventory of Properties for Sale in the White Mountains is a little thin.  There are far fewer properties on the market than they were just a few months ago.

I Need Listings! Buyers are looking and finding property to sell is getting a little hard to find.
