If you have been waiting for the right time to buy the home of your dreams, now is the time to do it. 

Here in the White Mountains of Arizona there are some wonderful buys out there on new or newer homes in higher end subdivisions at unbelievable prices.  Many of these homes have been on the market for well over a year and in some cases longer than that.  Because of heavy Builder Speculation in our market in 2003 - early 2006, many of these homes were completed just as the bottom dropped out of the market at the end of 2006 & in early 2007.  Combine that with tighter lending regulations in the second home market, and many of these homes have been sitting on the market for a very long time.  A home that might have been unattainable a year or so ago, might now be priced just right for you to step in to.

The only down side to the overabundence of these homes is that lending regulations have changed significantly and even though the prices are good on these homes, lending is much tighter than it has been in the past and mortgage companies are likely to require a much larger down payment for a second home than they have in the past.   As a potential buyer you just need to go to your lending institution ahead of time and make sure you know what will be required before you start the search.  Once you have that information you will know what you can afford and it is time to start the search.
