Good Afternoon Everyone,

It has been an amazing couple of weeks in the Real Estate market in the White Mountains.  The late summer - early fall Buyers - have been out in force.  The number of pending sales has increased by about half again what they were just a couple of weeks ago.  Many properties have been selling within hours of being listed.

What's selling?  Everything!  The most popular sales of course are the Little Cabins for summer and winter getaways.  More of the larger homes in the Country Club type subdivisions are going pending though too.  The only thing that remains sluggish is land sales.  That isn't at all surprising since there aren't many options for financing for land or for construction. 

Lending is still tight but from what my lender contacts are telling me they are starting to see a few more products and choices for the Buying public.  Let us hope that continues because it sure seems like lending goes from one extreme to the other.  Either they are too loose and if you can walk and chew gum at the same time you can get a loan, or you better be able to pay cash for a property or no one will loan you the money to buy one.

If you have been watching something in particular all summer waiting for the price to drop, it is probably as far as it is going to go this year.  In this area of second homes, if a homes lasts through the summer and doesn't sell by fall, it is probably going to disappear until next Spring.  I can almost guarantee that when it does the price is going to higher than it is today.  After 9 years of selling this market I have seen this happen every year.

Take another look at some of my listings.  I've had some price drops in the past couple of weeks.  One of my new ones never made it to the site because I listed it on Thursday and sold it on Saturday.  Those cute ones at great prices move fast.
