Living in a gated community has become much more popular in recent years. They used to be perceived as being for the rich, but today they have become more popular with middle and upper middle class families.
Security and access to amenities like golf, tennis courts, swimming pools, family centers, equestrian facilities, and community activities and Clubhouses have contributed much to their popularity. Planned communities with strict CC & R’s (Covenants and Restrictions) combined with careful planning create a desirable environment where the integrity and beauty of a neighborhood are maintained and controlled. This helps home values remain strong and viable far in to the future.
Another commonality in these Gated Communities is the existence of the HOA (Homeowner’s Association). HOA’s governing boards are comprised of Owners in the community. The HOA is responsible for collection of the Association Fees as well as making and enforcing the “rules” of the community. HOA’s are often responsible for maintenance of the public use areas and providing the security for the community. The rules for any given community vary greatly. Always ask your agent for a copy of the CC & R’s for a community to determine if that community is a good fit for your needs.
Gated communities are not for everyone. But if strong protection of property values, security, and amenities are important to you than they may be a good fit. It all depends on your lifestyle.
