Top of the Morning to You!

Okay, so I'm not Irish but it seemed like a good header for a fine Saturday morning in the White Mountains. 

I thought you might like to know that the market has improved quite a bit in the White Mountain area.  There are certainly more buyers inquiring about properties and are much more serious about those inquiries than they have been in quite some time.

I am not going to quote stats because they change with too much regularity and for the most part unless you are a REALTOR® or a Seller, they probably don't mean a whole lot anyway.

What I am going to say is that the inventory on properties up to about $200,000 has dropped significantly.  From about $200,000 to $250,000 they have dropped quite a bit but there are still a lot of properties on the market in the later price range.  Above $350,000 the market is pretty static, there just hasn't been that much change at all unless it is on a luxury foreclosure or short sale. 

For conventional sellers it is a sign that the buyers are out there but they are not going to overpay for your property.  You need to pay attention to those comps and if possible, price accordingly.

For Buyers this is a great opportunity to find a beautiful White Mountain home in the newer or higher end communities at a good price.  Don't let list prices scare you off.  If the seller really wants to sell, they are probably open to negotiation.  They just don't want to price their property lower than they need to.  Keep in mind most White Mountain Sellers are not facing foreclosure, they need to sell for other reasons.

You hear it on TV all the time, "All Markets are Different", and what may be true in one area does not necessarily carry over to all areas.  We do pay a higher price to live in our mountain community and it is better to face it up front and know that you are not going to steal something in the White Mountains.  Even foreclosures and short sales are not priced as far below market as they are in the larger metro areas.  Just come prepared that you may get a good deal on a home, but you are not going to steal it.
