Good Afternoon Everyone,

As my header suggests, today's post is about pricing your home to sell in today's market.  Yes, I know it may seem like I'm beating a dead horse but facts are facts, if you don't price your home competitively in the market today, it isn't going to sell. 

I recently met a prospect at one of my listings.  The prospect was not working with a particular agent, they were just calling on signs of homes they were interested in.  From the moment we walked in the door the buyers started telling me the price was too high.  They had been looking for a while and they knew every house in the area, what it was, how big it was, and what the price was.  It didn't matter that my listing was in excellent shape, had a larger lot than most in the neighborhood, and had many upgrades, all that buyer saw was the price!  In their mind all that care and work the seller had done to that property meant nothing.  It was price they were shopping and nothing else. 

I left that showing feeling real bad for my sellers.  All the work and care that they had put in to the home meant absolutely nothing to the buyer.  Sadly, in the market today it is a common theme.  Buyers are shopping on price alone and they just will not pay one penny over what they perceive a property to be worth no matter how great the home is.  They feel that if they can buy the home at the right price, they can do the work themselves and they won't pay for someone else's hard work.    

There is only one thing you need to ask yourself if you are trying to sell in a Buyer's Market:  Do I want to sell my home or my Neighbor's Home?  If you want to sell your home than you need to be prepared to match the market dollar for dollar.  The buyer's really don't care how much money you spent or how much you did to the house.  If they are going to buy, it is going to be on their terms and unless you are willing to meet those terms, an owner you will remain.
