Good Morning All you Loyal Readers,

This morning I wanted to address the folks who are trying to sell their homes and are likely getting a little frustrated at this point.  The encouraging news is that there are Buyers out there looking for your home.  The discouraging news is that the majority of them are looking for a bargain. 

The Buyers in today's marketplace are convinced due to the Media's Blathering about how bad the market is, how much loss Seller's are being forced to take on the the Purchase Price of their homes, in general how bad the Economy is over all, and it has give Buyers the impression that everyone who wants to sell their home is on the verge of foreclosure etc.  The facts are much different but as a Seller you will need to be prepared for this when a Buyer comes to you with an offer.

Right up front you need to have a bottom dollar in mind so when the offers come in a lot of time can be saved by knowing this number.  The offer that does show up is bound to be WAY BELOW YOUR ASKING PRICE but that does not obligate you in any way to accept that offer.  Traditionally when this happens the Seller's first reaction is to be offended by the offer and want to reject it outright.  But STOP and think a minute.  How many showings have you had?  How many offers have you had?  And keep in mind the old adage, "A Bird in the Hand" etc.  Would you not be better served to address the offer in front of you than to hope for another better one down the road?

Buyers are as scarce as hen's teeth these days and if they are out looking at property, and they are qualified to buy your home, they are serious buyers.  And with market conditions the way they are, and our daily dose of Media Negativity, it may be a long time before you find another qualified buyer. So if you want to sell that home and you are serious about it, you really need to look closely at every single offer and rather than take offense because it is so low, Counter it and see if you can't come to some agreement. 

Buyers are convinced that everyone out there will sell their home for way below what it might have sold for in the past and they draft their offers through their agents accordingly .

So...bottom line, put your emotions aside, don't take offense at that low ball offer.  Rather look at the terms of the contract carefully and then counter on the price if necessary until you can come to an agreement.  An offer is something to be looked at these days as a gift, so treat every offer and every buyer as if they are made of gold.  Because in reality in today's market, they are!
