Good Afternoon Everyone,

It is starting to feel like fall in the White Mountains.  The sellers are already contemplating their exits to the warmer climes for the winter months.  There is still time to sell though so don't jump to fast.

I had a call a couple of days ago from one of my Sellers who was thinking about withdrawing their listing and preparing for their exodus from the mountain for the winter.  Their thought process was that no one had looked at the house all summer, why would anyone look at it now.

The truth is that I have been busier in the past month and a half than I have been all summer.  That isn't all that unusual because people who come to the mountain spend the summer playing, and thinking, and looking around, but they often don't get serious about buying until fall.  They have spent the summer watching their favorite property without doing anything only to realize that if they don't make a move soon, it will be gone.  Maybe not sold but gone from the marketplace.

Sellers are discouraged at this point because they think just because school has started that the season is over.  It's not! People who want to buy are more prevalent in the marketplace this time of year and they are ready to buy.  They have decided to make the move and they want to get their favorite property nailed down so come next Spring or even this Winter, they have their perfect place in the White Mountains.

Don't jump out of the market too fast.  You might just miss that buyer who has been stalling all summer and is now ready to make the leap.  Call me if you are thinking about taking the home off the market, you might want to give it a little longer before you make that move.
