Good Sunday Afternoon Everyone,

Late August proved that there were still some Buyers out there who were interested in property in the White Mountains.  Pending sales that had languished right around the same number of properties in escrow almost doubled in the last two weeks of August.  Most were properties that had been on the market most of the summer with a few exceptions.  Now however, it appears that was the last push for the summer and now I am asking, Where Oh Where Have our Buyers Gone?

If you are out there and you've been thinking about buying in the White Mountains but just didn't make the move yet, there is still time.  The summer season may be slowing but it hasn't completely ended yet.  Winter is not too far down the road but don't wait thinking you can do something next year.  Life situations can change significantly in one season, and what is out there today may not be there by next year. 

Things are starting to improve a bit economically in our area and we may even see some new construction starting up by Spring.  That means that what might have seemed like a necessity this year, may not be so critical by next year.  What was a need to sell feeling this year, might be a want to sell next year, and there is a huge difference between the two.  Need conveys desperation, want conveys just that, I want to sell but I don't have to so....that means higher prices to you the buyer.  Add in the interest rate factor which right now is great but could be significantly different six months from now, and you may really want to rethink that wait and see thought process.   

Anyway, for what it's worth there is my Sunday afternoon 2 cents worth.  It might be time to rethink that wait and see idea for buying property because I'm not convinced it is in your best interest to do that.  I do think we are going to see higher prices next Spring and as the economy continues to improve, prices will stabilize.  The bell at the bottom may already be ringing the end of this crisis, at least in the White Mountains market.  Don't carry what you hear in the lower elevations up here, because the markets are as different as night and day.
