Good Afternoon Everyone,

I'll just bet it would surprise you to know that homes are selling fast right now.  Not sure what has changed, but in the past 30 days there have been over 100 closed sales and there are still 173 properties in a Pending Status in the White Mountains. 

If you are a seller, this is excellent news because these sales are mostly retail sales, not foreclosures.  The foreclosures have really slowed in the White Mountains and because of this,  retail sellers who have been on the market for what seems like forever, are starting to see activity on their properties.  The thing that sellers need to realize though is that the offered prices are not going to be where they would like them to be. 

We are still dealing with the fallout from three years of the foreclosure storm and that is going to continue until enough retail sales close to bring the prices back to a true market value again.  Right now the appraisers have only foreclosures and short sales to compare to when doing appraisals so those appraisals are coming in far below where we would like them. 

All of this may be a sign that things are slowly starting to turn around in the Real Estate market.  Buyers are starting to get a little more motivated to buy before prices and/or interest rates start climbing and at least for the present it looks like the market is stabilizing in the White Mountains.

If you are thinking about selling a home in Show Low, Lakeside, Pinetop, or the surrounding areas, it might be the time to consider getting it on the market.  I know winter is just around the corner but because so many people take their homes off the market in the winter time, it might be an opportunity to grab some of those late fall and early winter shoppers looking for bargains left over from the summer season.  With less competition out there right now, you might be delightfully surprised.
