If they perceive that a property is overpriced they won't even consider it as a possibility. The Ol' "Price High and Come Down" philosophy no longer works. There is simply too much information available. The most important aspect in the decision making process is determining for yourself whether meeting a certain price point exceeds your desire to sell the property. Price it right, and it will sell. Price too high and this equals disappointment and frustration.
